Regular Maintenance Protects Home's Value


Consumers know the importance of maintaining their vehicles. Most follow the auto manufacturers’ instructions and have their vehicles serviced at recommended intervals. By adhering to a regular maintenance schedule, a vehicle performs better; costly repairs are avoided, and vehicle owners protect their investment.

The AIC recommends a similar maintenance approach for homeowners, since maintenance and repair issues are not generally covered by most insurers. A periodic review of your home’s roofing, electrical, plumbing and other water sources can eliminate costly repairs and inconveniences for your family.

Roofing/Siding: Broken or fallen shingles allow water to penetrate the roof sheathing resulting in interior leaks. Damaged drainage tubes and drip pans connected to roof-mounted air conditioning units and evaporative coolers can, over time, damage the roof and cause interior leaks and water stains. Weathered and pealing paint on outside walls could allow water to come in contact with bare wood and cause rotting and deterioration.

Electrical: Old or frayed wiring is a leading cause of house fires. Annual inspection of your appliances’ electrical cords and home wiring system is advised.

Water Sources: Appliance hoses (washing machines, refrigerator ice makers, dishwashers, etc.) tend to dry out, crack and eventually burst, oftentimes resulting in significant water damage. Regular inspection and replacement (if necessary) are recommended.

Plumbing: A leaky faucet or pipe will increase your water bill. It also can result in ruining carpets, baseboards and walls by allowing mold and mildew to grow. Frequent inspections are recommended.

By following these recommendations, homeowners will likely avoid costly repairs, avoid the inconvenience of clean-ups and work crews, and preserve their most valuable investment.
